Our design process is a standard across all our services. Developing a proper design solution is highly dependent on uncovering variables and considerations with regards to intention of the project. Identifying the clients wants and needs while considering laws and regulations as well as safety. A thorough approach allows us to come up with a design solution that is tailored-fit for the client and make sure present and future needs will be met.
Planning Process
Planning is one of the most crucial components of developing a successful design. This will not only determine the overall efficiency, effectivity and profitability, but also the overall safety, accessibility and soundness of our client’s establishment.
Our planning process entails breaking down several variables such as carefully identifying each and every type of occupant and their tendencies as well as the various activities that goes in and out of the building to be able to understand and come up with a concise solution to the projects we design.
Business Minded Approach
Our approach when it comes to business related architecture considers numerous variables to come up with a viable solution that would contribute to the success of our client’s venture. In any kind of business, design and planning plays an important role to maximize efficiency and profitability with regards to aesthetic appropriateness.
Project Definition Phase
During this phase, the client and Architect defines the problem at hand. Discussing the scope of work, project details, timeline and goals. The Architect lists down the client’s wants and needs as well as defining the non-negotiables in the space planning. The Architect may get inspiration from the clients design preference. Before starting the client must first sign an Architectural Design Service Agreement that the Architect will draft.
Schematic Design Phase
Upon contract signing, taking into consideration the project definition, the architect will then begin to draft the schematic designs upon acquiring the necessary site data. The Schematic Design will consist of the initial conceptual floor plan layout that aims to check all the client’s requirements as well as other spaces the Architect deems necessary.
Design Development Phase
Upon approval of the schematic designs, taking into consideration the desires or preferences of the client, the Architect shall now begin build digitally from the approved plans. The Architect shall also begin to develop a structural concept for the structure that will then be studied by the Structural Engineer. The plumbing fixture locations shall be determined by the Architect as well as the direction of the plumbing systems to then be submitted to the Plumbing Professional. The electrical components such as lighting fixtures, switches and power outlets shall also be determined by the Architect and will then be submitted to the Electrical Engineer for an electrical analysis.
Working Drawings Production Phase
Upon approval of the design development phase, the architect shall now prepare the working drawings/blueprints for construction reference. The Architect shall provide all the necessary plans and documents required by the approving authorities and assist the client with the necessary revisions required by the said authorities. The documents to be submitted are as follows:
Building permit documents shall consist of; Architectural Plans, Structural Plans, Electrical Plans, Plumbing Plans, Mechanical Plans, Electronics Plans, Estimates, and Other documents and forms for seal and signature
All documents are to be submitted by the client or representative.
Bidding Phase
If the client will not avail of the company’s build services, the Architect shall assist the client by obtaining bids from other contractors. The Architect will also facilitate a bid forum to present the plans and designs to said contractors and will be providing them with blueprints. The Architect will then guide the client in evaluating the bids and give a top 3 recommendation. It will be the responsibility of the client to choose which contractor best fits their budget and preference.
Construction Phase
During the construction phase the client may avail of the Architect’s per diem site visitation to ensure that the execution of the winning contractor is accurate and the materials being used are up to specification. The recommended site visitation is 1-2 times per week depending on the speed of construction. If the client will not be availing the Architect’s per diem site visitation, the client must sign a waiver of civil liabilities from the Architect. With that being said, the Architect will also not be signing the certificate of occupancy required by the authorities. This is because the Architect will have no knowledge of the accuracy of the material specifications. If the client will avail of the Architect’s design-build services, the per diem site visitation will be waived.
